How can FAR Spur the Development of Housing Units?

FAR must be known word to Home Buyers and Real Estate Investors. If you are unaware – let’s have some insight of this jargon and its impact on residential housing.

FAR implies floor area ratio describing how much area could be build up over the plot available. Let’s suppose if FAR is 2 that mean if a person owns a 100 sq. m.  plot, then the total built-up area, across all the permissible floors, can only be 200 sq. m. Now, if the FAR is increased, the total built-up area on the same plot will also increase proportionally; thus it will increase the total built-up area which would translate into more residential units (in the case of builders and developers) and more rooms or floors (in the case of individual owners) on the same plot. 

Increased FAR in Delhi will spur the development of more housing units and cater to the increasing demand of the people of the NCR within the capital itself. DDA is planning to increase the floor area ratio (FAR) for residential as well as commercial property in Delhi. At present, the FAR of residential property is only 2.

However, the revised FAR for Delhi is not yet finalized. Balvinder Kumar, vice-chairman of DDA, says: If the proposed increase in FAR is approved, it will lead to an increase in the number of new apartments and a drop in prices. This will also be the first step in having a taller skyline in Delhi, much like the top metro cities of the world. Other development authorities like Noida and Greater Noida authorities and GDA (Ghaziabad Development Authority) have increased the existing FAR (floor area ratio) up to 30%. Authorities like the Yamuna Industrial Development Authority (YEA) and Huda (Haryana Urban Development Authority) are likely to follow the policy in the near future.

With land going in short supply in major NCR cities like Delhi, Gurgaon, and Noida and the demand for housing rising by the day, the increase in FAR is a welcome step. The enhanced FAR will have multiple benefits for end users, prospective buyers, and developers. As builders and developers have extra cost burden due to land-acquisition issues and increased cost of construction material, this policy will benefit all the stakeholders in the housing sector, especially in Noida and Greater Noida West (Noida Extension) in the NCR.

During the review of Master Plan-2021, Delhi, DDA already enhanced the FAR by 50% for social infrastructure and commercial establishments like hospitals, community recreational clubs, higher educational institutes, service apartments, and hotels. Now, DDA is planning to enhance the FAR under redevelopment plan to allow more space for housing. The Noida and Greater Noida authorities recently raised the FAR from 2.75 to 3.50.This will yield more houses per unit floor area in the fast developing sectors of Noida, Greater Noida Expressway, and Greater Noida West.

Rama Raman, chairman and CEO of Greater Noida Industrial Development Authority (GNIDA),says: We decided to revise the FAR, as this will help developers build more housing units on the same plots. The revised FAR will be applicable to the entire Noida and Greater Noida area, excluding the Yamuna Zone, where the extra 25% FAR has not been implemented yet.

Indian Property Market After General Elections 2014

Buying a house still remains a distant dream for thousands of buyers. On the other hand, the continuous slump in the housing sector has resulted in a severe blow to the property developers. However, once the general elections are over, things might turnaround.

Talking to Reema Sharma of Zee Media Corp, Ms. E Jayashree Kurup, Content and Research Head Magicbricks.com shared her views on the current trend in housing project.

What is the current scenario of the housing market (Delhi/NCR)?

The delay in projects has pushed demand for ready-to-move-in projects significantly, primarily due to the increasing pressure of EMI plus rental values. Resale projects have become significantly more affordable. Because of slow transaction rates, the property purchased from the broker and the market is cheaper than the same property purchased from developers. There is an active search indicating intense interest among buyers. As soon as sentiments change, probably after the upcoming general elections in 2014, buyers will be ready with information and there may be a quick turnaround of sales.


In the residential sector across the Delhi NCR, there have been many project launches. However, the actual transactions were small, say brokers. The festive season of 2013 was one of the most muted in the last 5- 6 years, as sales remained sluggish despite the advertised discounts, festive offers and new projects.

Will the housing sector take a turnaround after the General Elections are over? 

The current real estate slowdown has largely been because consumers expect residential property prices to fall, according to the Housing Sentiment Index produced by Magicbricks.com and the Indian Institute of Management – Bangalore. The recent HSI report showed that this trend is slowly dropping with consumers now understanding that the prices have reached the lowest values and are preparing to buy. However, a stable political environment could be a trigger for enhanced transactions. 

Are Tier II cities better off as compared to the housing sales data in the metro cities? What is the potential of Tier II cities?

Well there is definitely some good traction being seen in all the Tier II and III towns in the last few months. One of the main factors is the availability of affordable housing in good locations as compared to Tier I cities where the property cost has gone beyond the budget of the middle class. The Super Corridor in Indore, the OMR and Sriperambadur in Chennai are typical examples of this.

What is the infrastructure development vis-a-vis completion of housing projects in areas like Noida Extension, Noida/Yamuna Expressway?

The Noida authority has several plans for infrastructural development on this stretch, according to the new master plan; the recently approved Metro alignment will be developed to link Noida with Greater Noida, and later on at the Yamuna Expressway. The Metro line that will begin from Sector 32 will caters to residential sectors lying along the expressway.

The Noida authority has a plan to build a 3.9 km Metro line between Kalindi Kunj and the Botanical Garden crossing through Noida Expressway.

A 6.6 km line is planned from Sector 32 to Sector 62.

The authorities are also planning to provide Ganga water to the residents of this area.

In terms of infrastructure, the authority plans to develop a road network of over 20 km, sewage treatment plants with a total capacity of 30,000 kilolitres per day, 126MW captive power generator.

According to the new master plan, 70 per cent of the total area along the Noida and Yamuna Expressways will be kept for green spaces.

Also, the authority has approved and allotted the land in the master plan for 40 educational institutions and retail development projects.

Planned Export Promotion Zones, together with the Taj Economic Zone along the Yamuna Expressway, are likely to push the economic development of this region.

A proposal to extend two bridges - one over the Shahdara Drain near the Film City and the other just before the Okhla Barrage, has been set on fast track. 

Which areas (Noida Extension, Dwarka Expressway, Yamuna Expressway, and Greater Noida) are in greater demand as far as buying property is concerned?

 There is a large amount of stock in Noida that is coming up for possession in the year 2014-2015. This will make the area a robust market for home buyers especially end-users. It has emerged as a well-developed micro market having substantial office and retail space, with commercial activity deepening in its various sectors. This will lead to future growth in rental markets.

Yamuna Expressway is becoming a hub for the real estate investors; the projects here are available at affordable prices. The fact that the land prices are still low as compared to Noida and Greater Noida makes it an ideal location for long-term investment. However, one has to keep a minimum five year horizon to see the appreciation in prices.

Greater Noida (West) is closer to Noida than the Yamuna Expressway. The real estate prospects here suffered a dampener when Noida real estate released a large quantity of residential stock. Noida Extension or Noida (West) is preferred by those who have limited and smaller budgets. Good infrastructure, metro connectivity and good road network are the major reasons that have attracted the buyers and investors to this area.

 The real estate market here is expecting the completion of various projects that were launched during 2009 to 2010 and which have already been delayed one or two years. This additional supply will keep the capital and rental values stable across all micro markets.

 Should there be more price correction in the realty sector? Is there any artificial boom in the housing rates?

 There is robust demand at all levels. Sentiments have held back consumers from investing. However, there is an active search happening across Magicbricks.com, indicating a propensity to buy in the near future.

 What are the major headwinds facing the realty market currently?

Weak consumer sentiment and political upheaval is primarily responsible for the slowdown. Increased stock is expected to bring end-consumers back to the property market. Rental values have risen across markets and this enhances the prospects of real estate market yields.

Senior Citizens - The New Niche Market for Real Estate Developers

Senior citizens are emerging as a new customer segment for property developers as well as other allied services providers for creating a proper assisted living environment for them, say realty experts.

As the number of the elderly population is expected to grow to 173 million by 2025, senior citizens are now being looked at as a potential real estate market, according to a report by property consultant Jones Lang LaSalle.

A good number of seniors today are independent, financially stable, well-traveled, socially connected, and as a result have well developed thoughts of how they want to spend time after retirement, it said.

There are around 30 senior living projects in cities like Kochi, Chennai, Coimbatore, Bangalore, Pune, Goa, Kolkata, Hyderabad, Mumbai, Bhopal, Jaipur, Delhi, Nagpur and Punjab.

Some of the prominent players in this sector are Paranjpe Schemes, Ashiana Housing, Clover Builders, Max India Group which entered the segment through its Antara Senior Living project and Tata Housing.

Tata Housing recently announced Rs 1,200 crore investment for developing houses specially designed for senior citizens.


According to JLL, majority of these developments have 50-100 units in the form of residential complexes, with larger ones having over 400 units.

The units vary from 1-3 BHK units, villas and studio apartments with sizes range from 500-2,500 sq ft super built-up (saleable) area. Prices of these apartments vary from Rs 25 lakh to Rs 1 crore.

"Seniors in the country are typically taken care of by their children or family members. But now, with the younger generation travelling to different parts of the country and abroad a large segment of seniors today are staying alone," Disha Direct managing director and CEO Santosh Naik told PTI.

Insecurity, loneliness, restricted ability for physical work and daily chores and lack of quality health and geriatric care are some of the issues the aged often face, he said.

Unlock the Treasure of Fortune this Navratras

The Navratras, which has already begun from March 31 with great pomp & show, are considered an auspicious period for property transactions and investments as it is said in the Hindu mythology that Maa Durga showers blessings in terms of prosperity and success to her devotees during this passage. Hindus celebrate Navratras twice a year because both the beginning of summer and the onset of winter bring about changes in the climate and solar influence. It’s during these two seasons that Maa Durga is worshipped as it is believed that she provides energy to the earth to move around the sun, causing changes in nature. This divine power should also be thanked for maintaining the correct balance of the universe. Due to changes in nature, the bodies and minds of people undergo a transformation, too, and hence we pray to the divine power to bestow upon us potent powers to maintain our physical and mental well-being.


The number nine
The number nine has a special place in Hindu numerology. Nava - that also means new - denotes the number nine. Hence, we have nava-ratri (nine nights), nava-patrika (nine leaves / herbs /plants), nava-graha (nine planets), and nava-Durga (nine forms of Maa Durga). Hindus worship Maa Durga in all her nine forms for nine days and nine nights. Devotees fast on all nine days and welcome the goddess with dances such as the garba and dandia. Each goddess has a different form and a special significance. All the nine names of the goddess are mentioned in Devi Kavacha of the Chandipatha scripture.

Shailaputri
Shailaputri literally means the daughter (putri) of the mountains (shaila), she is the first among Navadurgas. She is worshipped on the first day of the Navratras - the nine divine nights. The embodiment of the power of Brahma, Vishnu and Shiva, she rides a bull and carries a trident and a lotus in her two hands.

Bharmacharini
Maa Bharmacharini is worshipped on the second day of the Navratras and is the second form of the mother goddess. She enlightens us through the embodiment of Durga with great powers and divine grace. She holds a rosary in her right hand and a water utensil in the left. She is blissful and endows happiness and peace.

Chandraghanta
The third facet of goddess Durga is Chandraghanta, who is worshipped on the third day of Navratras for tranquility and prosperity in life. She has a chandra or half moon on her forehead in the shape of a ghanta or bell. That is why she is called Chandraghanta. She is charming, has a bright golden complexion and rides a lion. She has ten hands, three eyes and holds weapons in her hands.

Kushmanda
Maa Kushmanda is the fourth form of the goddess and is worshipped on the fourth day. The word ku means a little; ushma means warmth; anda refers to the cosmic egg. She is, therefore, considered the creator of the universe. The universe is no more than a void full of darkness, until her light spreads in all directions. Often she is depicted as having eight or ten hands. She holds weapons, glitter, rosary, etc, in her hands, and rides a lion.

Skanda Mata
The fifth aspect of the Durga is known as Skanda Mata or the mother of Skanda or Lord Kartikeya, who was chosen by the gods as their commanderin-chief in the war against the demons. She is worshipped on the fifth day of Navratras and is accompanied by Lord Skanda in his infant form. Skanda Mata has four arms and three eyes and holds the infant Skanda in her right upper arm and a lotus in her right hand.

Katyayani
The sixth form of Mother Durga is known as Katyayani, who is worshipped on the sixth day of the Navratras. The legend is that there was once a great sage called Kata who had a son named Katya. Kata took up penance in order to receive the grace of the mother goddess and wished to have a daughter in the form of a goddess. The goddess granted his request and Katyayani was born to Kata as an avatar of Durga.

Kalratri
Maa Kalratri is the seventh form of Durga and is worshipped on the seventh day of the Navratras. She has a dark complexion, dishevelled hair and is completely without fear. A necklace flashing lights adorns her neck. She has three eyes and her vehicle is a donkey. Her raised right hand grants boons to worshippers. She is dark like the goddess Kali and holds a sparkling sword in her right hand to battle evil.

Gauri
Maha Gauri is worshipped on the eighth day of the Navratras. All sins of past, present and future get washed away on worshipping her and devotees get purified. Maha Gauri is intelligent, peaceful and calm. After her long penance in the deep forests of the Himalayas, Lord Shiva cleaned her with water from the Ganges and she became very beautiful. That is why she came to be known as Maha Gauri. She wears white clothes, has four arms, and rides a bull.

Siddhidatri
Maa Siddhidatri is worshipped on the ninth day of the Navratras. Siddhidatri Maa has supernatural healing powers and bestows her blessings on all those who worship her with faith and love. Hindus consider the Navratras auspicious for starting new ventures and buying property.

These nine days of Navratra are considered lucky for new projects as the blessings of Maa Lakshmi, Saraswati and Durga are generously bestowed on the devotees.
